Conventional financing covers primary homes, second homes, and investment properties, with a range of term and down payment structures. FHA offers more flexible credit and down payment guidelines, with mortgage insurance premiums as part of the cost. VA is a benefit for eligible service members, veterans, and certain surviving spouses. USDA serves eligible borrowers in qualifying areas, with household income and location limits. Jumbo covers loan amounts above conforming limits and typically asks for stronger credit, reserves, and documentation.
Each has tradeoffs. A program with easier qualification often costs more over time, and the cheapest program is frequently the one with the strictest entry requirements.
